These terms govern your use of engineflowlabs.com, the marketing website of EngineFlow Labs LLC, a Missouri limited liability company ("EngineFlow Labs," "we," "us," or "our").
They are about this website. If we work together, that work is governed by the agreement you and we actually sign — not by this page. Section 3 explains where the line falls.
Acceptance of these terms
By visiting this site or submitting a form on it, you agree to these terms. If you do not agree with them, please do not use the site. If you are using it on behalf of a brokerage, team, or other organization, you are confirming you have the authority to accept these terms for that organization.
What these terms cover
This page covers browsing engineflowlabs.com, reading what we publish here, and submitting the Lead System Audit form. Your privacy is handled separately in ourPrivacy Policy, which is incorporated into these terms by reference.
Client engagements
Nothing on this website is a contract for services, and nothing on it creates a client relationship. Prices, packages, inclusions, timelines, and partnership descriptions published here are informational. They describe how we typically work, and they are subject to change and to the specifics of any given project.
Any engagement between us begins with a written proposal or statement of work that we both sign. That signed agreement governs scope, deliverables, fees and payment terms, timelines, ownership of what we build, confidentiality, market exclusivity, and how either of us may end the relationship.
If anything on this website conflicts with your signed agreement, the signed agreement controls. A page on our marketing site cannot narrow, expand, or override terms we negotiated with you directly.
Using this site
You are welcome to read this site, share links to it, and quote it with attribution. Please do not:
- Scrape, harvest, or systematically copy the site's content, design, or code to build or market a competing service
- Submit the form with someone else's information, or with information you know to be false
- Attempt to interfere with the site, probe it for vulnerabilities, or defeat its rate limiting or spam protections
- Use the site for anything unlawful, or in a way that infringes someone else's rights
Finding a genuine security issue and telling us about it is not on that list — that is a favor, and we would rather hear from you atwes@engineflowlabs.com than not.
Requesting a Lead System Audit
Submitting the audit form is a request to have a conversation. It does not obligate you to buy anything and it does not obligate us to take you on as a client — we work with a limited number of businesses at a time, and market overlap with an existing client may mean we have to decline.
An audit is our professional assessment of a website at a point in time, based on what we can observe from the outside: the site itself, its performance, its property search, its lead capture, and its public search visibility. It is advisory. It is not a guarantee of any particular outcome if you act on it, and the findings can go out of date as your site, your platform, your market, or a search engine changes.
Results, figures, and case studies
We publish specific, dated, verifiable numbers from real client work, and we back them with screenshots and full-page captures rather than asking you to take our word for it. Please read them for exactly what they are:
- They are one business, in one market, over one measured window.Every figure names its client, its market, and the dates it covers. Another brokerage in another market with different inventory, brand, competition, and follow-up will get a different result.
- Rankings are a dated snapshot, not a standing position. Search results move constantly and vary by location, device, and personalization. Our captures are taken from non-personalized, location-pinned searches on the date shown, and we caption them that way. A result verified in August is not a promise about November.
- Performance figures are scoped to what we control. When we publish a PageSpeed or Core Web Vitals number, it describes the core website pages we build. Third-party property-search interfaces run on the provider's code, and we optimize those within the limits that platform allows.
- Correlation is not causation. Traffic, visibility, and lead activity respond to many things at once, including the market itself and the client's own work. We describe what changed and over what window; we do not claim our work is the sole cause of every movement.
We do not guarantee rankings, traffic, lead volume, appointments, or closings — not on this site, not in an audit, and not in a proposal. Anyone in this industry who does guarantee a Google ranking is promising you something they do not control. Past results described here are not a prediction of your results.

Content on this site is provided for general information. It is not legal, tax, accounting, financial, or investment advice, and reading it does not create a professional relationship of that kind. Consult your own advisors before acting on anything you read here.

We are not a licensed real estate brokerage, we do not represent buyers or sellers, and nothing on this site is an offer to buy, sell, lease, or appraise real property. Accessibility statements on this site describe the standard we build to and how we verify it; as ourPrivacy Policy says plainly, they are not a representation that any website is legally compliant with the Americans with Disabilities Act or any other law.
Intellectual property
The content of this site — its copy, design, layout, graphics, and code — is owned by EngineFlow Labs LLC and protected by copyright and other intellectual property laws, except where it belongs to someone else as described below. The EngineFlow Labs name and logo are our marks.
Client work shown on this site is published with that client's permission. Client names, logos, brands, photography, and property listing content remain the property of the client or its licensors, and nothing here grants you a right to use them.
You may view, download, and print pages from this site for your own evaluation. Anything beyond that — republishing, reselling, or building a derivative work from our content — needs our written permission first. Ownership of work we produce under a client engagement is set by that signed agreement, not by this page.
Third-party names and links
We name other companies' products throughout this site — platforms, multiple listing services, hosting and analytics tools, and competing website vendors — when doing so is the clearest way to describe what we build, what we integrate with, or how our approach differs. Those names and marks belong to their respective owners. Naming a company is descriptive; it does not imply that we are affiliated with, endorsed by, sponsored by, or acting as a reseller for it, and it does not imply that they endorse us.
This site links to websites we do not operate, including client websites and third-party sources. We do not control those sites and are not responsible for their content, their accuracy, or their privacy practices. A link is not an endorsement.
Availability and accuracy
We work hard to keep this site fast, correct, and available, but we do not promise it will be uninterrupted or error-free, and we may change, move, or remove any part of it at any time. Content that is accurate when published can be overtaken by changes in platforms, search engines, pricing, or the market. Dated material should be read as of its date.
Disclaimer of warranties
This website and its content are provided "as is" and "as available," without warranties of any kind, whether express or implied. To the fullest extent permitted by law, we disclaim the implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement, and any warranty that the site will be uninterrupted, secure, error-free, or free of harmful components.

Limitation of liability
To the fullest extent permitted by law, EngineFlow Labs LLC and its members, officers, and contractors will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages arising out of your use of, or inability to use, this website — including lost profits, lost business, lost data, or lost opportunity — even if we have been advised that such damages are possible.
Our total liability for any claim arising out of your use of this website is limited to one hundred U.S. dollars ($100.00). This limit applies to the website only; liability arising from a signed client engagement is governed by that agreement.
Some jurisdictions do not allow the limitation or exclusion of liability for certain damages, so parts of this section may not apply to you. Nothing here limits liability that cannot lawfully be limited.
Indemnification
You agree to indemnify and hold harmless EngineFlow Labs LLC from any claims, losses, and reasonable costs (including attorneys' fees) arising out of your misuse of this website, your violation of these terms, or your violation of the rights of a third party.
Governing law and venue
These terms are governed by the laws of the State of Missouri, without regard to its conflict-of-law rules. Any dispute arising out of these terms or your use of this website will be brought exclusively in the state or federal courts located in or serving Dunklin County, Missouri, and you consent to the personal jurisdiction of those courts.
Before filing anything, please emailwes@engineflowlabs.com. Most disagreements are faster to resolve in a conversation than in a courthouse.
If a provision of these terms is found unenforceable, the rest stays in effect. Our not enforcing a provision on one occasion does not waive it.
Changes to these terms
We may update these terms as the site and our business change. The "Last updated" date at the top of this page reflects the current version, and changes apply to your use of the site going forward.
